Agreeing The Let

Offer Agreed! Great we are on our way.

  • We will email you the tenancy agreement and application form for you to complete.
  • We will require some ID to comply with Anti Money Laundering Legislation.
  • A copy of a current utility bill.
  • You will need to pay the holding Deposit equal to one weeks rent to reserve the property.
  • is required and a Security Deposit of 5 weeks rent but this can vary if renting in a house share.

How to Rent Guide

Please Note: The Holding Deposit will be withheld if a person (including guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for signing the Agreement as mutually agreed in writing).

Referencing

If required, we handle this too!
These include Credit Check, employers and previous Landlord reference. If you are self-employed, we may need to contact your accountant.

Guarantor

Occasionally, we may require a guarantor.

Tenancy Agreement

Is the legally binding agreement containing the terms and conditions. You will receive the tenancy agreement after the references and checks have been completed.

Rent & Deposit

The rent and deposit are due in advance of taking possession of the property. Cleared funds need to be paid by bank transfer.

Deposit

We are also members of My Deposits who are an independent organisation that ensure your deposit is handled fairly at the end of your tenancy. The deposit is normally five weeks rent (not applicable to House shares). The deposit is returnable at the end of the tenancy upon final inspection and any deductions that may be necessary.

Move In Day & Inventory

If an Inventory/Condition Report is required we will prepare this and arrange a convenient appointment with our Inventory clerk at the check-in and we will meet with you to hand the property over.

At the End of Your Tenancy

We will be in touch to find out what you would like to do.
You are required to let us know at least 1 month before the end of the fixed term that you may want to move out, if you can give us more notice than that then please do!

Maintenance & Inspections

If the property you are renting is managed by Hamlyn we will carry out maintenance repairs and property visits to ensure the property remains in good repair during the Tenancy.
