We Will Need A Few Things

One You have instructed us. We will need a few things which we can arrange for you if you do not already have these documents in place.

  • A Landlords gas safety certificate
  • Smoke and Carbon Monoxide detectors
  • EICR Electrical certificate
  • Legionella Risk Assessment
  • An Energy Performance Certificate rated E or above
  • Furniture & Furbishing's compliant
  • Building Insurance

Marketing

We will visit the property to take photographs for marketing. It is best to make 'Camera Ready' Add some personal touches? We can arrange this for you.

Viewings

We have a super-quick response time to new enquiries and often do same day viewings. We pre-qualify all potential tenants and accompany all viewings.

Feedback

We will contact tenants within 24 hours of the viewing and provide you with constructive feedback.

Offers

One we receive an offer we will contact you immediately and provide details of the applicant.

After showing your property, we do the background checks, arrange deposits and moving in dates.

Holding Deposit

We will take a holding deposit of one weeks rent.

Referencing

If an agreement is reached, we will start the referencing process immediately.

Contracts

We generally send these out via electronic signing software for speed and efficiency.

Compliance

We will arrange for an inventory of your property and deal with any safety matters e.g. Landlords Gas safety certificate.

Inventory

We strongly recommend you have a professional inventory carried out. This ensures you are compliant with deposit return regulations and keeps negotiations straightforward at the end of a tenancy when dilapidations are agreed.

Deposit

A five-week deposit can be held for the duration of the tenancy. The preferred option is that the tenant pays us the deposit, which we register with My Deposits.

At The End Of The Tenancy

We will liaise with you and the tenant approximately two months prior to the end of the tenancy. We will negotiate a renewal contract if required or arrange for the tenants to move out and re-market the property to find you a new tenant.
