Project Overview:
This property was purchased to convert to a small 4 bedroom HMO.
The property was a standard family dwelling which was tired and dated throughout and required light refurbishment and upgrade to comply with HMO regulations. Although this property does not require a licence due to it's size, we were still obligated to comply with fire safety regulations.
Project Brief:
Client wanted smaller HMO for professionals with low-cost refurbishment.
Refurbishment included new breakfast bar to kitchen utilising additional space for dining; separating the existing lounge and dining room to create a lounge and additional bedroom; and, splitting large bathroom into a shower room and separate WC. Partial rewire; hard-wired smoke detectors in all rooms including communal areas; doors replaced with fire doors.
The external areas were transformed to provide large decking area with feature spot lights; table and chairs; low-maintenance border to house plants, bespoke BBQ area with 2 BBQ's and ample shelving for cooking and storage.
